Top 10 Primary Schools, Secondary Schools and Sixth Forms in Primrose Hill to Buy or Rent Near

Pastel stucco houses in Primrose Hill NW1, near Primrose Hill Primary and St Paul's CE primary schools

Primrose Hill has one of the widest primary school reaches in Camden and one of the shortest, within half a mile of each other. This guide sets out the best schools to buy or rent near in NW1 and NW3, the 2025 cut-off distances, the streets inside them and what those streets cost.

Camden's primary schools do not use catchment areas. Places at community schools go to the children who live closest, measured in a straight line to the centre of the school, and around Primrose Hill the spread is unusually wide. In April 2025, Primrose Hill Primary admitted out to 1.34 miles, while Holy Trinity and St Silas, a mile east, stopped at 0.333 miles and St Paul's on Elsworthy Road at 0.39 miles, according to Camden Council's Starting School in Camden guide, published in November 2025.

Rochester Place has sold and let homes across Primrose Hill, Chalk Farm and Camden since 2004, and our co-founder Abdul Mamun has worked these streets since the late 1990s. The ten primary schools below are the ones buyers here ask about most, with the admissions data that actually decides who gets in.

Key points: schools in Primrose Hill in 2026

  • Camden pupils outperform the national average. 73% reached the expected standard in reading, writing and maths combined in 2025 (provisional), against 62% nationally and 68% across London, per Camden Council.
  • There are no catchment areas, with one exception: Abacus Belsize, a free school, is the only Camden primary with a defined catchment.
  • The reaches vary enormously. Primrose Hill Primary admitted to 1.34 miles in 2025; Holy Trinity and St Silas to 0.333 and St Paul's to 0.39.
  • The average Camden house price was £833,000 in June 2026 (provisional), with flats averaging £688,000, per the ONS and HM Land Registry. Primrose Hill sits above the borough figure.
  • The next application deadline is 15 January 2027, with offers on 16 April 2027. Your address on the closing date is the one that counts.
  • Secondary places follow a separate cycle. Year 7 applications for September 2027 close on 31 October 2026. Haverstock, UCL Academy and Camden School for Girls are all within reach.

Is Primrose Hill a good place to buy a home with a family?

Yes. Primrose Hill combines a park, a village high street, primary schools that Camden reports as good or outstanding, and secondary options a short walk or bus ride away, all in zone 2. The trade-off is price: the June 2026 Camden borough average was £833,000 against £554,000 for London as a whole, and the stucco terraces around Regent's Park Road and Chalcot Square sit well above the borough figure. The compensating factor is that Primrose Hill Primary's 1.34-mile reach is one of the most generous in Camden, so a family does not have to buy on the most expensive streets to be in contention.

For a family deciding where in London to buy, the practical test is this: can you afford a home inside the cut-off distance of a primary school you like, within walking distance of a secondary you would accept, on a street you would still want to live on once the children have left? Primrose Hill passes that test, and passes it from a wider radius than most inner-London areas. The sections below show exactly which streets.

Why do families move to Primrose Hill for the schools?

Families move here for the park, the village and the fact that both are ten minutes from Camden Town and twenty from the West End. Chalk Farm station is on the Northern line in zone 2, Swiss Cottage on the Jubilee, and Regent's Park, Primrose Hill itself and the canal give an unusual amount of green space for a postcode this central. Camden Council reports good or outstanding Ofsted outcomes across all 38 of its primaries and has spent £165 million on school buildings through its Community Investment Programme.

The trade-off is the price of the streets closest to the park, and the fact that a school's reach can swing sharply. St Paul's moved from 0.654 miles in 2024 to 0.39 in 2025. Primrose Hill Primary went the other way, from 0.96 to 1.34. That is why the cut-off distances below matter more than any league table.

How does Camden decide who gets a primary school place?

For Camden's 18 community schools, places are offered in this order once children with an education, health and care plan naming the school have been placed: looked-after and previously looked-after children; siblings still on roll; children with an exceptional social or medical need linked to that school; children of staff employed there for two years; then everyone else by distance, measured as the crow flies from the home address to the centre of the school.

Voluntary aided church schools, which here means St Paul's, Holy Trinity and St Silas, Christ Church NW1, Our Lady's and Rosary, set their own criteria and usually need a supplementary form. Note that St Paul's consulted in early 2026 on widening its list of qualifying churches and cutting the required attendance period from two years to one, per the council's admissions page; check the current policy before applying. Apply at eadmissions.org.uk, naming up to six schools.

Top 10 primary schools in Primrose Hill to buy or rent near: the ranking

How this ranking works: Camden Council reports good or outstanding Ofsted outcomes at every one of its primaries, so the grade does not separate them. What does is demand. Schools are ranked by applications per place in the April 2025 round, with the cut-off distance as the tie-break. All figures from the council's Starting School in Camden 2026 guide.

  1. Abacus Belsize: 147 applications for 30 places (4.9 per place). The only Camden primary with a defined catchment area.

  4. Edith Neville: 96 for 30 (3.2 per place), 0.481 miles, on the Somers Town side.

1. Abacus Belsize Primary School, 105 Camley Street N1C 4PF

Best for: families who want a defined catchment rather than a distance race.

Abacus Belsize is the one Camden primary that operates a catchment area rather than pure distance, which makes it the only school in this guide where you can know in advance whether your address qualifies. It is a free school with 30 places and no nursery, and it received 147 applications in 2025, the most per place of any school here. Check the current catchment map on the school's own site before you offer on a house: the catchment covers the Belsize Park side rather than the school's registered Camley Street address.

Streets in reach: The Belsize Park catchment as published by the school; check the map for any specific address.

2. Hawley Primary School, 3 Hawley Road NW1 8RP

Best for: the Chalk Farm and Camden Lock end of the area.

Hawley is the most oversubscribed community school in Camden Town: 115 applications for 30 places in 2025, with the last place going to a child 0.467 miles away, out from 0.324 in 2024. It shares executive leadership with Eleanor Palmer in Kentish Town. From Primrose Hill the reach covers Hawley Road, Castlehaven Road, Harmood Street, Ferdinand Street and the Chalk Farm Road side. See property for sale in Camden for this end of the area.

Streets in reach: Hawley Road, Hawley Crescent, Castlehaven Road, Harmood Street, Ferdinand Street and Chalk Farm Road.

3. St Paul's CE Primary School, Elsworthy Road NW3 3DS

Best for: Primrose Hill's grandest streets, and churchgoing families.

St Paul's sits on Elsworthy Road on the northern edge of Primrose Hill and drew 106 applications for 30 places in 2025, with an open-criterion cut-off of 0.39 miles, in sharply from 0.654 the year before. Elsworthy Road, Elsworthy Terrace, King Henry's Road, Ainger Road and the northern end of Regent's Park Road are inside that. As a voluntary aided school it offers faith places, which need a supplementary form, alongside community places, and its faith criteria were under consultation in early 2026.

Streets in reach: Elsworthy Road, Elsworthy Terrace, King Henry's Road, Ainger Road, Wadham Gardens and northern Regent's Park Road.

4. Edith Neville Primary School, 85 Polygon Road NW1 1HQ

Best for: the Somers Town and Euston side.

Edith Neville had 96 applications for 30 places in 2025 and admitted to 0.481 miles, in dramatically from 1.699 miles in 2024, which is one of the sharpest single-year contractions in the borough and a warning against planning on last year's figure. It shares an executive head with Richard Cobden. Polygon Road, Chalton Street, Phoenix Road and Ossulston Street are the nearest addresses, a short walk from Euston, St Pancras and King's Cross.

Streets in reach: Polygon Road, Chalton Street, Phoenix Road, Ossulston Street and Werrington Street.

5. Primrose Hill Primary School, Princess Road NW1 8JL

Best for: most of Primrose Hill, and families who want the widest realistic reach.

Primrose Hill Primary is a two-form-entry community school with 60 places, a 39-place nursery and 15 full-time two-year-old places. It received 161 applications in 2025 and reached 1.34 miles, out from 0.96 in 2024, which is a wide net for a school in this postcode and the single most useful fact in this guide for a buyer on a budget. Princess Road, Chalcot Road, Chalcot Square, Fitzroy Road, Gloucester Avenue and Regent's Park Road are all comfortably inside it, as are the Chalk Farm streets north of the railway. It also hosts Camden's additionally resourced provision for children with complex autism. Many of the best streets to buy in Primrose Hill sit well within this radius.

Streets in reach: Princess Road, Chalcot Road, Chalcot Square, Fitzroy Road, Gloucester Avenue, Regent's Park Road and Berkley Road.

6. Holy Trinity and St Silas CE Primary School, Hartland Road NW1 8DE

Best for: the Hartland Road and Clarence Way pocket.

Holy Trinity and St Silas is a Church of England school a few minutes east of Chalk Farm, with 30 places and 69 applications in 2025. Its open-criterion distance was 0.333 miles, the shortest in this guide, and it has tightened from 0.226 in 2024 in application terms even as the distance widened. Hartland Road, Clarence Way, Harmood Street, Castlehaven Road and the Ferdinand Street side are the nearest addresses. A supplementary form is required for faith places. See flats to rent in Camden for this pocket.

Streets in reach: Hartland Road, Clarence Way, Harmood Street, Castlehaven Road and Ferdinand Street.

7. Rosary Catholic Primary School, 238 Haverstock Hill NW3 2AE

Best for: Catholic families on the Belsize Park side.

Rosary is a voluntary aided Catholic school with 45 places, the largest Catholic primary intake in Camden. It received 97 applications in 2025 and admitted to 0.647 miles, out sharply from 0.107 in 2024, which shows how far a faith school's open-criterion reach can move. Haverstock Hill, Belsize Park Gardens, Parkhill Road, England's Lane and the Steele's Road streets are in reach. Faith criteria take priority and a supplementary form goes to the school.

Streets in reach: Haverstock Hill, Belsize Park Gardens, Parkhill Road, England's Lane and Steele's Road.

8. Christ Church CE Primary School, Redhill Street NW1 4BD

Best for: the Regent's Park terraces and Albany Street.

Christ Church NW1 is a Church of England school on Redhill Street between Regent's Park and Albany Street. It had 63 applications for 30 places in 2025 with an open-criterion distance of 2.146 miles, having had vacancies in 2024, so distance was not the barrier. Redhill Street, Albany Street, Robert Street, Augustus Street and the Nash terraces on the park's eastern edge are the nearest addresses. It is a small school with a 13-place nursery.

Streets in reach: Redhill Street, Albany Street, Robert Street, Augustus Street and the Regent's Park terraces.

9. Our Lady's Catholic Primary School, Pratt Street NW1 0DP

Best for: Catholic families in central Camden Town.

Our Lady's is a voluntary aided Catholic school with 30 places and a 26-place nursery. It received 52 applications in 2025 and had places after offer day, as it did in 2024. Its criteria prioritise baptised Catholic children, and a supplementary form goes to the school directly. Pratt Street, Camden Street, Bayham Street and Plender Street are the nearest addresses, a short walk from both Camden Town and Mornington Crescent stations.

Streets in reach: Pratt Street, Camden Street, Bayham Street, Plender Street and Royal College Street.

10. Richard Cobden Primary School, 29 Camden Street NW1 0LL

Best for: the Camden Street and Bayham Street grid, and the least competitive route to a strong school.

Richard Cobden had 91 applications for 60 places in 2025 and still had vacancies after offer day, as it did in 2024. It runs a large 52-place nursery and shares an executive head with Edith Neville. Note: Camden consulted in early 2026 on reducing its admission number from 60 to 30 from September 2027, per the council's admissions page, which would change this arithmetic considerably. Camden Street, Pratt Street, Bayham Street, Georgiana Street and Royal College Street are the immediate addresses.

Streets in reach: Camden Street, Pratt Street, Bayham Street, Georgiana Street and Royal College Street.

Camden NW1, the borough that runs admissions for Primrose Hill's schools
Camden, NW1. Primrose Hill sits in the London Borough of Camden, so its schools run on Camden’s admissions scheme — straight-line distance, no catchment areas.

Top 10 secondary schools in Primrose Hill to buy or rent near

Buying with a child under five means thinking about Year 7 too, because the same house usually has to work for both. Camden runs ten state secondaries and co-ordinates Year 7 admissions; applications for September 2027 close on 31 October 2026, with offers on national offer day in March 2027, per Camden Council. Islington uses the same eadmissions.org.uk system and date. Most community secondaries allocate on distance after priority groups, but several are single-sex, the Catholic and Church schools use faith criteria, and Camden School for Girls admits by ability banding. Sixth forms admit on GCSE grades, not address, so proximity matters for Years 7 to 11 rather than 12 and 13.

How this ranking works: Camden published school-level 2025 GCSE results for two secondaries in its August 2025 results release, and its Achievement and Standards Report records which schools had a graded inspection in 2024/25. Schools are ranked on that published evidence and on how hard they are to get into. Where the council has not published a school-level figure, the entry says so and points to the DfE tables rather than guessing. Camden's borough-wide provisional Attainment 8 for 2025 was 46.8, above the national 45.9 and below London's 50.4, per the Camden Learning Achievement and Standards Report 2024-25. Islington schools without comparable published figures are listed on location, at the end.

How should you read an Ofsted report in 2026?

Ofsted changed its inspection framework on 10 November 2025, and any school inspected since then no longer receives a single-word grade. Instead it gets a report card grading each area of its work on a five-point scale: exceptional, strong standard, expected standard, needs attention and urgent improvement, with safeguarding judged separately as met or not met. Between September 2024 and November 2025, inspections gave sub-judgements without an overall grade. Before September 2024, schools received the familiar overall effectiveness grade.

The practical consequence is that a school described as "outstanding" may be carrying a grade from an inspection several years old, while a school with a newer report card may look different on paper without being any weaker. Check the inspection date on reports.ofsted.gov.uk, read the framework on GOV.UK if you want the detail, and use Camden School Reports, which the council publishes for all 38 primaries, for a rounder picture.

Does Primrose Hill have school catchment areas?
No, with one exception. Camden community schools allocate by straight-line distance from home to the centre of the school after priority groups. Abacus Belsize, a free school, is the only Camden primary with a defined catchment.

How close do I need to live to Primrose Hill Primary?
The furthest child offered a place in April 2025 lived 1.34 miles away, out from 0.96 miles in 2024. That is one of the widest reaches in Camden, though the council stresses it changes every year.

Which school near Primrose Hill is easiest to get into?
Richard Cobden and Our Lady's both had places available after offer day in 2025 and 2024, and Christ Church NW1 admitted out to 2.146 miles.

When do I apply for a reception place in Camden?
Applications for September 2027 open on 1 September 2026 and close on 15 January 2027 at eadmissions.org.uk. Offers are made on 16 April 2027.

Can I use a rented address to apply?
Yes, if it is your genuine home on the closing date. Camden will not accept a temporary address used mainly to get a school place, and it checks addresses against council and credit records.

Which secondary schools are near Primrose Hill?
Haverstock at Chalk Farm and UCL Academy at Swiss Cottage are the nearest mixed options, with Camden School for Girls off Camden Road and Regent High in Somers Town. Parliament Hill, William Ellis and La Sainte Union are reachable in NW5.

Do sixth forms use catchment areas?
No. Sixth forms in Camden admit on GCSE grades, not address. Proximity matters for Reception and Year 7, not for Years 12 and 13.

Is Primrose Hill a good place to live for families?
A park, a village high street, zone 2 transport and a primary school with one of the widest reaches in Camden make it one of the strongest family choices in NW1, if the budget stretches to it.

Where in London should a family buy or rent? Why Rochester Place recommends Primrose Hill

If you are asking where in London to buy or rent a home with a family, Primrose Hill belongs on the shortlist, and for a reason that is easy to miss: Primrose Hill Primary reached 1.34 miles in 2025, one of the widest catchment distances in Camden, so you do not have to buy on the most expensive streets to be in contention. Add a park, the canal, Regent's Park, zone 2 on the Northern and Jubilee lines, and Haverstock, UCL Academy and Camden School for Girls for Year 7. The price is a borough average of £833,000 that the stucco terraces sit well above, and a Chalk Farm side that does not.

Rochester Place has sold and let homes here since 2004. Our current sales listings in Primrose Hill and rental listings in Primrose Hill are the place to start; register your requirements and we will send you homes inside the radius of the school you want before they reach the portals.
